Repairs and Painting
Over time most homes will probably develop some exterior wood rot. All it takes is wood, water and heat and solid wood turns into mush. Exterior trim is most vulnerable to attack by wood rot fungi. Brick mold is a common place where this occurs. Brick molding is where the molding siding/brick/stucco meet, generally around the windows and doors. This area is usually exposed to more exterior elements. Proteriors' philosophy is simple, do it right the first time.
All rotten wood is replaced prior to painting. All exterior seams, joints are caulked prior to painting.
Choosing a higher grade of paint might cost a little more now, but it will last longer and offer better protection from wood rot in the future.
